Bathroom Exhaust Fan Roof Vents: Where the Air Has to Go

Quick answer: Your bathroom fan has to put its air outside the house. The code says it in one line: air "shall not be exhausted into an attic, soffit, ridge vent or crawl space." On most homes here that means a capped roof vent or a wall cap, flashed like any other roof penetration, on the shortest duct the framing allows.

When we walk an attic on a free inspection, one of the things we look for is where the bathroom fans actually go. A bathroom exhaust fan roof vent is a small part with a small price, and when it is wrong it is quietly expensive: a fan blowing shower air under the roof deck wets the sheathing every time somebody takes a hot shower in January. It stays out of sight until a stain appears on a bedroom ceiling, and by then the homeowner is calling a roofer about a leak that isn't one.

This guide is the roofing half of that job, written the way we explain it to homeowners on an inspection: what the code actually requires, why the drip usually shows up on the first warm day instead of during rain, how long that duct is allowed to be, and what a proper cap looks like from the shingle side.

Where is a bathroom exhaust fan allowed to discharge?

Outdoors, and nowhere else. Section M1501.1 of the International Residential Code puts it in one sentence: the air "shall not be exhausted into an attic, soffit, ridge vent or crawl space." Section M1505.2 says it again for the rooms this guide is about, requiring bathroom and toilet-room air to be "exhausted directly to the outdoors."

The full M1505.2 text goes further than most homeowners expect: "Exhaust air from bathrooms, toilet rooms and kitchens shall not discharge into an attic, crawl space or other areas inside the building." There is one exception in M1501.1, and it is not your bath fan — it covers whole-house attic ventilation fans that discharge into the attic of a house with a private attic, which is a different appliance doing a different job.

Kitchens get their own section. M1503.3 requires cooking exhaust to discharge outdoors through a duct that "shall have a smooth interior surface, shall be airtight, shall be equipped with a backdraft damper and shall be independent of all other exhaust systems," and adds that those ducts "shall not terminate in an attic or crawl space or areas inside the building." M1503.4 limits the duct material to galvanized steel, stainless steel or copper. The one carve-out is the ductless recirculating range hood, which by definition never leaves the room.

Which code edition applies to a house in Illinois?

Whichever one your village enforces. The Capital Development Board's own building codes page says that "the best and most accurate answers to building code questions must be answered by your city, village, or county code official," and 20 ILCS 3105/10.18 requires every municipality adopting or amending a building code to report it to the state by title and edition at least 30 days beforehand. Public Act 103-0510 added a statewide floor starting 1 January 2025, but read what that floor covers: local codes must regulate structural design at least as stringently as the IRC. A fan duct is not structural design. So the honest answer is that the mechanical chapter your village adopted is the one that governs your bath fan — a two-minute phone call to the building department, not a guess from a blog.

Why does the ceiling drip around the fan in February and not when it rains?

Because it usually isn't rain. Warm, wet shower air meets a cold duct and colder sheathing, and the water comes out of the air right there. The Department of Energy's Building America guidance describes the cold-weather version exactly: "During these cold conditions, condensation often occurs as frost," and when warmer conditions arrive "the deposited moisture returns to a liquid state."

That is why the timing is backwards from a leak. Frost builds up through a cold snap on the nail points, the duct and the underside of the deck above the bathroom. Then the first thaw arrives, the whole lot melts at once, and the homeowner gets a wet ring around the fan trim on a day with no rain in the forecast. Roof cap or wall cap, and how far from everything else?

Either can be right. What the code pins down is where the opening ends up. Section M1504.3 requires an exhaust opening to sit at least 3 feet from property lines, at least 3 feet from gravity air intakes, operable windows and doors, and at least 10 feet from mechanical air intakes.

Each of those distances has an exception measured in height rather than sideways: the opening may come closer if it is at least 1 foot above the gravity intake, window or door, or at least 3 feet above a mechanical air intake. That clearance rule is what makes the soffit question interesting, because two very different things get called "venting into the soffit." Blowing an open duct into the vented soffit cavity is banned by name — M1501.1 lists the soffit right alongside the attic. A dedicated cap that passes through the soffit board and discharges to open air is a different installation, but it lands your shower air a few inches from the intake vents that feed the whole attic, and those intakes are the gravity air intake openings M1504.3 is talking about.

It is worth saying plainly that the field does not fully agree here. The Department of Energy's own photo captions in the Building America bathroom exhaust fan guide criticize a duct that "extends far beyond what is needed to reach the roof" and say a soffit termination "would be preferable" to that long run — short beats long, in other words. The code text is stricter about the soffit than that caption sounds. On a re-roof we will tell you what we would do on your roof and why, but the person who decides whether it passes is the village inspector, not the roofer and not a guide on the internet.

How long is that duct allowed to be?

Shorter than most people assume. Table M1504.2 of the IRC caps duct length by diameter, duct type and fan airflow, and 4-inch flex duct falls apart fast: 56 feet at a 50 cfm fan, 4 feet at 80 cfm, and at 100 cfm it is marked "X" — not allowed at any length.

Read the second row against the first: at 100 cfm, 4-inch flex is off the table entirely while 4-inch smooth-wall still gets 10 feet and 6-inch flex gets 158. The table's own footnote spells out the elbow penalty — it "assumes that elbows are not used," and "fifteen feet of allowable duct length shall be deducted for each elbow installed in the duct run." A 110 cfm fan on 4-inch flex with two elbows is outside the table before it leaves the joist bay, which is one common explanation for a fan that roars and still leaves the mirror fogged.

There is a legitimate way out. M1504.2's exception removes the length limit where the duct system complies with the manufacturer's design criteria, or where the installed fan's flow rate is verified with a flow hood or similar airflow measuring device. And the code's minimum capacities are modest: Table M1505.4.4 asks for 50 cfm intermittent or 20 cfm continuous in a bathroom, 100 cfm intermittent or 25 cfm continuous in a kitchen. The Building America guidance adds a detail worth passing to whoever installs the fan: "allow two to three feet of straight duct run from the fan exhaust port to the first elbow," and use smooth rigid duct over flex where you can.

What does a proper roof cap look like from the shingle side?

A roof cap is a flashed penetration like any other. The flange goes over the underlayment on the sides and up-slope, the shingle courses lap the up-slope flange, and the down-slope edge stays exposed so water runs over the top of it — the same water-shedding logic as a pipe boot or a step flashing.

The Department of Energy's air-sealing guide states the roofing requirement in one line: "If duct vents through the roof, install flashing around the vent that is properly integrated with roof paper and roofing material." Beyond that, four details do most of the work on our jobs:

  • A damper that closes. M1503.3 requires a backdraft damper on cooking exhaust, and bath caps are normally supplied with a gravity damper. A damper stuck open is an open hole in your ceiling plane all winter.
  • A hood, and a screen only where it belongs. Bird and pest screening is normal on a bath cap. It is not universal, though: M1502.3 states that "screens shall not be installed at the duct termination" — that is a clothes dryer rule, and it does not transfer to a bath fan.
  • One duct, one cap. The Building America photo library flags, as a wrong installation, "two exhaust terminations joined in a roughly cut, restrictive hole that is not air sealed." Two fans into one opening means one of them is mostly pushing air at the other.
  • Position on the slope. Keep the cap out of the water path of a valley, and if it lands low enough to sit inside the ice-barrier zone at the eave, the membrane belongs under the flange, not butted around it.

We should be straight about which half of this is ours. State Restoration Services does the roof side: the opening, the cap, the flashing and the shingle work around it, and on a re-roof we can move a termination while the deck is open. The fan itself, the wiring and the duct run through the attic are HVAC and electrical work, and we will say so rather than pretend otherwise. What we can do on a free roof inspection is get into the attic, photograph where each duct really ends, and tell you which trade you need. That attic pass is part of our normal process.

What does this cost in the north and northwest suburbs?

It depends mostly on one thing: whether a roofer is already up there. The number swings on that more than on the part itself. A cap added while the roof is open is a line item; the same cap as its own trip carries the cost of the trip.

That last line is the one that turns a small problem into a real one. Why tear-off day is the cheapest time to fix any of this

Because everything that makes the job expensive is already done. The shingles are off, the underlayment is off, the deck is open and there is a crew on the roof. Moving a termination, replacing a brittle cap, cutting a new hole in a better spot and laying membrane under the flange are minutes of work at that point instead of a separate trip.

It is also the one day the attic gets looked at with the roof open from above. Frequently asked questions

Can I vent a bathroom fan into the soffit?

Not into the soffit cavity. Section M1501.1 of the International Residential Code names the soffit directly: air shall not be exhausted into an attic, soffit, ridge vent or crawl space. A dedicated cap that passes through the soffit and discharges outdoors is a different thing, but it still has to clear the soffit intake vents by the distances in M1504.3, and your village code official is the one who decides whether it passes there.

Does a bathroom fan roof vent need a damper?

Every exhaust termination should close when the fan is off, and the code is explicit about it for cooking exhaust: Section M1503.3 requires a backdraft damper on the duct. Good roof and wall caps for bath fans come with a gravity damper built in. If yours is stuck open or missing, you have a hole in your ceiling plane that runs both directions all winter.

Will homeowners insurance pay for attic damage from a fan vented into the attic?

Usually not. A fan discharging into the attic is a slow, ongoing condition, and the wear, deterioration and faulty-maintenance exclusions in a standard homeowners form are written for exactly that. A sudden storm opening in the roof is a different question. Read your own policy language, and if you are unsure, ask your carrier before you spend anything.

Can a bathroom fan and a range hood share one roof vent?

No. Section M1503.3 requires cooking exhaust to be independent of all other exhaust systems, and joining two exhaust ducts into one restrictive opening is a documented installation error in the Department of Energy Building America guidance. Each fan gets its own duct and its own cap. Two fans into one hole means one of them mostly blows into the other.
