What does a residential roof replacement include?

A proper roof replacement is more than new shingles. It means a full tear-off to the deck, replacing any rotted plywood, then rebuilding the system in layers: ice-and-water shield at the eaves and valleys, synthetic underlayment, new flashing, balanced attic ventilation, and manufacturer-matched shingles — all installed to spec so the warranty holds.

Skipping any of those layers is where cheap roofs fail early. A shingle is only as good as what's under it, so we don't shortcut the parts you can't see. Every State Restoration Services roof includes the following, in this order:

  • Complete tear-off — we strip the old roof to the wood deck rather than laying new shingles over old, so we can see and fix what's underneath.
  • Deck inspection & repair — soft or rotted sheathing is replaced before anything goes back on.
  • Ice-and-water shield — self-sealing membrane at the eaves, valleys and penetrations, the single most important defense against Chicago ice dams.
  • Synthetic underlayment — a tough, water-resistant layer across the whole deck.
  • New flashing & boots — around chimneys, walls, vents and skylights, where most leaks actually start.

When does a roof need to be replaced?

Replace the roof when damage is widespread or age-related, not just a single leak. Clear signs include shingles curling or cupping, bald spots where granules have washed into the gutters, dark hail bruises, daylight or stains in the attic, and a roof that's simply past 18–20 years old.

  • Granules in the gutters — the sandpaper-like coating protects the shingle; once it's gone, the shingle ages fast.
  • Curling, cupping or cracked shingles — a sign the roof has dried out and lost flexibility.
  • Hail bruises or dents — soft, bruised spots after a storm often aren't visible from the ground.
  • Attic leaks, stains or daylight — water or light getting in means the system has failed somewhere.
  • Age past 18–20 years — most asphalt roofs in this climate are near the end of their service life by then.

How long does a roof replacement take?

Most single-family asphalt roofs are torn off and replaced in one to two days, weather permitting. Larger homes or steep, complex rooflines can take three to four days. We confirm the exact schedule after the free inspection so you know what to expect.

Do I need a repair or a full replacement?

Isolated damage on a newer roof is usually a repair. Widespread hail bruising, granule loss, curling shingles, or a roof past 18–20 years usually calls for replacement. Our free inspection includes photos so you can see the condition yourself before deciding — and we'll tell you honestly if a repair is smarter.

What warranty do I get?

You get the manufacturer's shingle warranty (GAF, Owens Corning or IKO) plus our workmanship warranty on the installation. Because we install to the manufacturer's specification — including proper ventilation and flashing — the full material warranty stays valid.

Do you offer financing?

Yes. We offer interest-free, in-house financing with no down payment and payments from $99/month, and financing can be combined with an insurance claim to cover a deductible or upgrades. See our financing options.
