What warranty do I get?Construction
You get the manufacturer’s shingle warranty plus our workmanship warranty on the installation. Because we install to the manufacturer’s specification, the full material warranty stays valid.

How long does a roof replacement take?Construction
Most single-family homes in the Chicago suburbs are torn off and re-roofed in one day. Larger homes, steep pitches or roofs needing decking repairs can run two to three days. We tell you the expected schedule in writing before we start, and we never leave a roof open overnight.
Can you install a new roof over the old shingles?Construction
It is sometimes allowed — Illinois permits up to two layers — but we almost always recommend a full tear-off. Do I need to be home during the roof replacement?Construction
No. Most homeowners go to work as usual. It helps if you are there for the first 15 minutes so the crew lead can walk the property with you and confirm access, but after that we handle everything and send you photos when the job is done.
What is the best time of year to replace a roof in Illinois?Construction
Spring through fall is ideal because asphalt shingles seal down faster in warm weather, but we install year-round — winter roofs are done routinely with hand-sealing where needed. If your roof is leaking or storm-damaged, do not wait for better weather.
How do you protect my property and clean up?Construction
We tarp landscaping and siding before the tear-off, keep debris contained, and finish every job by running magnetic rollers over the lawn, driveway and beds to pick up nails. The site should look untouched apart from the new roof — if it does not, tell us and we come back.
What happens if it rains during my roof replacement?Construction
We only tear off the area we can dry-in the same day, so your home is never left exposed. If weather turns, the open section is fully covered with underlayment and tarps, and we resume as soon as it is safe to work.
Do I need a permit to replace my roof?Construction

How do I know if I have hail damage?Construction

How long does a roof last in the Chicago area?Construction

Will I need new plywood or decking?Construction
Only where the existing decking is rotted, delaminated or sagging — and we cannot know until the old roof is off. We show you any bad decking before replacing it, and the per-sheet price is agreed in the contract up front so there are no surprise line items.
Does my new roof need attic ventilation?Construction
Yes. Without balanced intake and exhaust, attic heat and moisture cook the shingles from underneath, shorten the roof’s life and cause ice dams in winter. Proper ventilation is part of every system we install — read more on attic ventilation and roof heat.
How do I avoid storm-chasing roofing scams?Construction
Be careful with anyone who knocks on your door after a storm, pressures you to sign the same day, or offers to “handle everything” with your insurer. Ask for an Illinois roofing license number, a local address and real local reviews. Ours are published on our licensed & insured page.
Will my insurance rates go up if I file a roof claim?Insurance Claim
Hail and wind claims are weather-related, not at-fault claims, so they are treated differently from an accident you caused. That said, carriers can adjust rates region-wide after major storms, and no contractor can promise your premium will not change. Ask your agent how your specific policy is rated before you file.
Do I have to pay my insurance deductible?Insurance Claim
Yes. Under Illinois law the deductible is your responsibility, and any contractor who offers to waive it, absorb it, or “build it into the estimate” is asking you to take part in insurance fraud. We never do that — but we do offer financing so the deductible does not have to come out of pocket all at once.

What is the difference between ACV and RCV on my claim?Insurance Claim
RCV (replacement cost value) is what it costs to replace the roof today. ACV (actual cash value) subtracts depreciation for the age and wear of the old roof. With an RCV policy you usually get the depreciation back after the work is complete. Full breakdown: RCV vs ACV.
What is recoverable depreciation and how do I get it?Insurance Claim
