Flat & Low-Slope Roofing for Illinois Homes
No roof is truly flat. What everyone calls a flat roof is a low-slope roof — a plane that rises less than two inches over a twelve-inch run. It still drains, just slowly, and that slowness is why it needs a completely different covering from the shingles on the rest of the house.
Low-slope planes are everywhere on Chicago-area homes, and they are the part of the roof ignored longest, because you cannot see them from the street and nothing looks wrong until water is already inside.

What counts as a flat roof, and where they show up on a house
A roof plane is low-slope when it pitches under 2:12. Between 2:12 and 4:12 shingles are permitted, but only over a doubled underlayment. Below 2:12 a shingle is not a legitimate covering at all — water moves too slowly and wind drives it back under the tabs — and a membrane is the only correct product.

The membranes we install, and where each belongs
Three systems cover almost every residential low-slope roof in Illinois, and the right one depends more on the size and shape of the plane than on the price list.
- EPDM rubber. A single sheet of black synthetic rubber, seamed with tape or adhesive, and the easiest of the three to repair years later. On a small porch or garage it often goes down in one piece with no field seam at all — removing the most common failure point before the roof exists.
- TPO single-ply. A white, heat-welded membrane. The welded seam is genuinely strong and the reflective surface cuts summer heat gain into the room below — a real benefit on a deck over a bedroom.
- Modified bitumen. Asphalt-based sheet in multiple plies, tough around clustered penetrations and awkward geometry. On tight city lots we use self-adhered systems rather than open flame wherever we can.

Those service lives assume a sound deck and proper drainage. A good membrane over a ponding, under-drained plane will not reach the low end of its range.
Replace, recover or repair?
Three different jobs, and the honest answer is not always the biggest one. A membrane that failed in one identifiable place, over a dry deck, is a repair. One brittle and shrinking across the whole plane is a replacement. A recover sits between them and is right less often than it is sold.
- Repair. Correct when the leak has a single cause you can point at — an open seam, a split at a curb, cracked counterflashing. We would rather do this than sell you a roof you do not need yet.
- Recover. A new membrane over the existing one. It saves the tear-off and disposal, and is legitimate only if the old roof is dry, the deck is sound, and there is not already a second layer up there — code limits how many layers a roof may carry.
- Full tear-off. Everything comes off to the deck. The only option that lets anyone see the structure, and the only one that lets wet insulation leave the building.
When a recover is a false economy: if the insulation under the old membrane is saturated, covering it traps the water permanently — it keeps rotting the deck and the new membrane blisters from below. A moisture probe settles this in minutes, and we do it before quoting, not after.
What a flat roof replacement actually involves
- Tear-off to the deck. Membrane, insulation and fasteners come off. On a porch roof the access is usually the hardest part of the day.
- Deck inspection and repair. Soft or delaminated sheathing is replaced. This is where a flat roof tells you the truth about how long it has been leaking, and it is why we will not quote a firm deck figure before the roof is open.
- Insulation, and slope where there is none. Polyiso board goes down over the deck. Where a plane holds water, tapered insulation moves it toward the outlet — far more permanent than adding a drain.
- Membrane. Fully adhered or mechanically fastened, seams welded or taped to the manufacturer's spec.
- Terminations and flashing. Edge metal, the wall transition, counterflashing, curbs and penetration boots — where the roof is actually made watertight.
- Drainage. Scuppers, a drain or a downspout connection, so water has somewhere deliberate to go.
The schedule risk on these roofs is weather, not labour: membranes and adhesives have temperature minimums, and a wet deck cannot be closed up.
The details that decide whether a flat roof lasts
Flat roofs almost never fail in the middle of the field. They fail at the edges and the holes — the parts an installer controls completely.
- The wall transition. Where the plane meets a vertical wall, the membrane has to run up the wall and be counterflashed into it, not caulked to it. Sealant alone at a wall transition buys a couple of years, not a roof.
- The shingle-to-membrane joint. On a porch roof that tucks under a pitched roof above, the membrane must run up under the shingle course so water lands on top of it. Reversed, the joint leaks from the first rain and no sealant saves it.
- Terminations at the edge. Wind gets under a loose edge and peels a roof from the perimeter inward.
- Ponding. Water standing 48 hours after rain is a design problem, not a maintenance one, and it shortens the life of every membrane under it.
Anywhere you can see roof cement doing structural work, the roof already told someone it had a problem and got an answer that will not hold.
When a flat roof is the wrong answer
We would rather say this before the estimate than after.
- When slope can be built instead. On a small addition it is sometimes practical to frame a real pitch and shingle it to match the house. It drains properly and removes the maintenance item entirely.
- When the deck is structurally gone. A membrane is a waterproofing layer, not a repair for a failed roof structure — that is a carpentry job first.
- When it is a walking deck. A roof people stand on needs a walkable assembly designed for it, not a roofing membrane with furniture on top.
- When the building is commercial. Parapets, roof-top units and internal drains are a different survey and scope. Start at commercial roofing.

How long does a flat roof last on a house?
A properly installed EPDM or TPO membrane typically lasts 20 to 30 years, and modified bitumen 15 to 20. Those numbers assume a sound deck and water that actually leaves the roof. A membrane that ponds after every storm will fall well short of its range no matter which system it is.
Can I put shingles on my flat porch roof?
Below a 2:12 pitch, no. Shingles rely on gravity moving water off them quickly, and on a near-flat plane water sits long enough for wind to drive it back under the tabs. Between 2:12 and 4:12 shingles are permitted but need a doubled underlayment. Under 2:12 the correct product is a membrane.
Why does my flat roof hold water after it rains?
Because the plane has no effective slope toward an outlet, usually from settlement, an undersized or blocked drain, or a roof that was framed dead level to begin with. Water still standing 48 hours after rain is worth fixing — tapered insulation built into the next replacement solves it more permanently than adding another drain.
Will homeowners insurance cover a flat roof replacement?
It depends entirely on the cause and on your policy. Sudden storm damage is treated very differently from wear, age or long-term leaking, and the carrier makes that determination, not us. What we can do is document the condition thoroughly with photographs and a code-compliant estimate so the decision is made on accurate information.
Can a flat roof be installed in winter in Illinois?
Sometimes, with limits. Adhesives, tapes and self-adhered membranes all have minimum application temperatures, and no membrane should be installed over a wet or frozen deck. An urgent leak repair is a different matter from a planned replacement, and on a full replacement we will tell you honestly if waiting for workable weather gives you a better roof.
